Recognizing the importance of pets in many of our tenants' lives, we have a friendly pet policy in place. We allow up to two pets per household, with a reasonable move-in fee and a minimal monthly charge.

  • How do I access Appfolio?

    Visit our website at blackoakem.com and click on the "Payment Portal" option. This selection will direct you to the login page where you can input your email address and password.


    If you have not created an account with Appfolio yet, you can do so by visiting our website at blackoakem.com and selecting the "Payment Portal" option. Then, click on "Need to set up an account?" and fill out the required information. 


    After that, click on "Request Access". This action will notify our company, and we will send you an activation link via text and email. 


    Alternatively, you can download the Appfolio app directly from the app store. Simply search for "Appfolio" and download the orange app with the white door logo.



  • How do I make online payments through Appfolio?

    To submit payments online, residents should log into Appfolio and choose either "Pay Now" for one-time payments or "Set up Auto Pay" for recurring payments. Appfolio accepts payments via credit card, debit card, and eCheck. Please review the processing fees associated with each payment method before making your payment to determine the best option for you.

  • How can I view all charges posted to my account?

    After logging into Appfolio, residents can navigate to the "Payments" tab on the sidebar and select "View Full Account Ledger". This feature allows residents to see all charges that have been applied to their account as well as any payments they have made.

  • What is the process for submitting a 60-day Notice to Vacate?

    To submit a 60-day Notice to Vacate, residents should log into Appfolio and select the "Contact Us" tab from the sidebar. Then, choose "Request Notice to Vacate" and follow the prompts to provide the desired move-out date and answer a series of questions to assist with the move-out process. Please note that all 60-day notices must cover two full calendar months to be accepted.

  • Is Renters Insurance mandatory?

    Yes, all units require renters insurance for residency. Renters insurance offers peace of mind by ensuring that personal belongings are protected and potential liabilities are covered in the event of unexpected circumstances.
